Pederson Group Plans 34-Acre Avondale BLVD Project
A 34-acre project is headed for Avondale's BLVD district — but the grocery tenant's name is still under wraps. Pederson Group, a Phoenix-based developer, has proposed a 34-acre stretch of Avondale, Arizona, with plans for a shopping center anchored by a still-unnamed grocery store and industrial building. The project would be located at the northwest corner of Avonale Boulevard and Van Buren Street, within the city's rapidly growing BLVD district. The shopping center is expected to be built around a 99,000-square-foot grocery anchor and a 118,000 square-foot industrial building, with the remaining eight acres earmarked for light industrial and warehouse space. The proposal is a joint venture between Pederson Group and Barclay Group, which describes roughly 165,000 sq ft commercial uses spread across 24 acres of the site. However, a potential site plan shows two separate light industrial buildings, one at 124,800 square feet and another at 93,750 square feet, figures that don't line up with the roughly 118,00 square feet claimed elsewhere in the proposal. The development remains in the approval pipeline pending further amendments to the area's specific plan and zoning.
